Social Housing with a Strong Sense of Place

We are thrilled to see Victoria Street Apartments recently completed, delivering 36 new homes across three residential blocks and providing quality, accessible social housing close to Rotorua’s CBD.


The central location places residents within walking distance of Rotorua Central Mall, local schools, public transport, and everyday amenities. Dedicated bike storage supports active travel, while a children’s playground provides a shared space for younger residents within the development.

Each block has its own identity through coloured screening inspired by the warm terracotta and ochre tones found in Rotorua’s streetscape. The screens provide privacy, soften the façade, and help manage solar gain, creating a layered and cohesive architectural response.

All ground floor units are fully accessible, and the development has been designed to Homestar 6, supporting healthier, drier, and more efficient homes.
