The Lake House – Freedom Lifestyle Villages
Sector: Commercial
Location: Rotorua
Status: Completed 2025
Size: 600m²
Together with the Freedom Lifestyle Villages team, we created The Lake House — a gabled community hub on the caldera rim, echoing wharenui, farm sheds and the rich red tones of Mt Tarawera. Veranda-lined spaces flow between indoors and out, supporting gathering, celebration and quiet retreat. Designed to strengthen connections between people, place and shared experience across generations.
The Lake House accommodates a typical Freedom Lifestyle Villages programme, including a welcoming lobby and reception with management office; commercial-scale kitchen and dining facilities; flexible lounge areas; library and quiet rooms; meeting and study rooms; dedicated entertainment and AV spaces; bathrooms; and generous verandas for outdoor dining and social use.
Each space is designed to be adaptable and multi-functional, supporting activities ranging from indoor bowls to large community dinners — while remaining operationally simple, durable and low-maintenance to ensure long-term performance.
The design response showcases a strong gable form, clearly referencing local lake edge baches, rural sheds, and the wharenui. The roof’s clean, continuous profile wraps from interior to generous covered verandas on all key edges, celebrating the in between social space where greetings, gatherings and everyday routines unfold. The plan is simple and legible, organising column free rooms for day to day flexibility — from quiet reading and small meetings to village scale celebrations.
The Lake House is a social condenser shaped for dignity, ease and belonging. Views to Mokoia, Ngongotahā and Tarawera anchor identity and memory, while warm, acoustically tempered interiors support both lively and reflective tempos. The building’s simplicity, legibility and material warmth foster daily social connection within the village and with visitors, strengthening community wellbeing and pride.
